These terms apply to your use of laneproperty.com.au (the website) and the Lane owner portal at owners.laneproperty.com.au (the portal), both run by Brittain Hukins Lane Property Pty Ltd (ABN 64 671 426 010, QLD Real Estate Licence 4741959), trading as Lane Property ("Lane", "we", "us"). By using the website or signing in to the portal you agree to these terms. If you do not agree, please do not use them.
These terms cover the website and the portal only. Our property management and co-hosting services are covered by the signed agreement between you and Lane. Guest stays are covered by the terms of the booking platform you booked through and the house rules for the property. If anything on the website or portal conflicts with a signed agreement, the signed agreement applies.
Nothing in these terms excludes, restricts or changes any right, remedy or guarantee you have under the Australian Consumer Law or any other law that cannot be excluded. Any limit on our liability in these terms only applies to the extent the law allows.
The guides, blog posts, suburb data and regulation summaries on this website are general information only. They are not legal, tax or financial advice and do not take your circumstances into account. Rules, market conditions and tax settings change, so check the date on each article and get your own advice before acting on it. We work to keep our content accurate and up to date, but we cannot guarantee it is complete or current.
Our calculators (including the Airbnb income, Airbnb vs long-term rental, pricing and tax calculators), the income forecasts we send, and the forecasts, upcoming payout amounts and market comparisons in the portal are estimates. They are based on market data, current bookings and assumptions such as occupancy and nightly rates, and can change. Your statements and the payouts we make are the final record.
Sending us an enquiry or requesting a forecast does not create an agreement or oblige you to anything. Our services only start once we have both signed a management or co-hosting agreement. Our fees are set out on our pricing page and in that agreement. We may decline to manage a property.
Guests book Lane-managed properties through Airbnb, Booking.com and Stayz. Each booking is subject to that platform's terms, including its payment, cancellation and refund rules. Photos and descriptions on this website show properties as they were when published. Furnishings and availability can change.
When using the website or portal, you must not:
The content, data, calculators, design, logo and branding on this website are owned by or licensed to Lane. You can view the website and share links to it. You need our written permission to copy or reuse anything else.
The website links to and uses tools from other businesses, such as booking platforms, maps and our form provider. We are not responsible for their content or how they operate. Their own terms and privacy policies apply.

We handle any personal information you give us through the website in line with our Privacy Policy, including how we use it for marketing and how you can opt out.
We may update these terms as our services and the law change. The date at the top shows when they were last updated. Changes apply from the date they are published and do not change any agreement you have already signed with us.
These terms are governed by the laws of Queensland, Australia. You and Lane agree to the jurisdiction of the courts of Queensland.
